The gardens are the heart of the venue, featuring exotic flora, aquatic gardens stocked with koi, a Black Swan Fountain, an Angel Garden, and free-roaming peacocks throughout the grounds. Meadows open to views of the South River headwaters, while the historic Manor House anchors the property with a traditional brick facade and European antiques. The property offers more than 600 feet of shoreline, 180-degree river views, and a 130-foot lighted pier extending over the water — a combination that gives it a rare sense of natural privacy without sacrificing accessibility for out-of-town guests. The centerpiece of the property is a timber frame pavilion built with a contemporary country aesthetic and nautical touches. Douglas fir posts and beams define the interior, while a glass wall facing the river and 12 glass doors that open onto the lawn and beach keep the connection to the water immediate. A 40-foot masonry fireplace anchors one end of the main floor, and a full bar with granite, copper, and antique mirror finishes runs along the opposite wall. The main event floor spans 6,000 square feet within a 7,800-square-foot structure, accommodating up to 250 guests. Two dedicated getting-ready suites — the Carolina Suite and the Potomac Suite — each have waterfront views, private porches, makeup stations, and gathering areas. An in-house coordinator is included with every rental, and the venue rental runs from 9 am to 11 pm with 7 hours dedicated to the event itself.
