Owned by the nonprofit October Corporation and operated by Pineland Farms, Inc., the property spans fields, gardens, trails, and a central campus that has served as an agricultural and educational hub for the region. The Commons, situated at the center of campus, anchors the indoor event offerings with two divisible banquet rooms — the Mt. Washington Room and the Mt. Madison Room — together capable of hosting from intimate gatherings to receptions of more than 500 guests. Both rooms offer views of Mount Washington and the White Mountains, and the adjacent patio extends the space outdoors. The centerpiece of the property is a 3,500-square-foot hand-crafted timber frame barn with a 28-foot cathedral ceiling, a wall of windows framing the surrounding mountains, a side patio suited for cocktail receptions, and climate-controlled interiors year-round. The barn accommodates up to 233 guests and features newly constructed rustic bathrooms on site. Managed by Sagadahoc Preservation, Inc., the Winter Street Center hosts weddings, receptions, concerts, theatrical performances, meetings, and private celebrations. The Diane Francis Room, equipped with programmable stage lighting and an in-house sound system, is available for hourly and full-day rentals. A downstairs meeting space accommodates smaller gatherings. The property encompasses meadows, mature forest, and more than two miles of trails, offering a naturally quiet backdrop for weddings, corporate meetings, and private gatherings. The venue's most popular event space is its apple orchard and open field behind the Visitor Center, which accommodates up to 150 guests under a 40-by-80-foot tent and includes access to handicap-accessible restrooms. Indoors, the L.L. Bean Great Room is a 30-by-50-foot space seating up to 75 guests, equipped with tables, chairs, and a small kitchen.
